A scalable commercial solution for long-term housing performance
With a housing portfolio of more than 5,000 properties, Ashford Borough Council required a window and door solution that could be reliably replicated across multiple sites, while improving thermal performance, security, and long-term maintenance outcomes.
Luckley House, an independent living scheme for older residents, was identified through a Stock Condition Survey as requiring full window and door replacement. Existing uPVC units had reached the end of their service life, with limited availability of replacement parts and declining performance.
Polyframe: manufacturing reliability at commercial scale
Following a competitive tender process, The Window Company (Contracts) was appointed as principal installer as part of a wider five-year rolling refurbishment programme. Polyframe was selected as manufacturing partner based on its proven commercial capability, long-standing relationship with the installer, and established expertise fabricating REHAU systems.
Polyframe’s £2 million investment in advanced cutting, welding and cleaning automation ensured the capacity, consistency and lead times required for a live social housing environment—where programme certainty is critical.
Working closely with both The Window Company (Contracts) and REHAU, Polyframe provided a manufacturing solution that delivered repeatable quality, reliable supply, and technical assurance throughout the project lifecycle.

At Luckley House, Polyframe manufactured and supplied:
137 REHAU windows
4 rear doors
6 French doors
All products were fabricated to meet PAS24 security standards and exceed minimum thermal efficiency requirements, supporting the council’s long-term compliance strategy.
Designed for future-proofed housing
The improved thermal performance of the new windows and doors has directly supported Ashford Borough Council’s wider sustainability objectives, including the increased viability of air source and ground source heat pump installations.
Enhanced ventilation options were also incorporated, helping to reduce the risk of damp and mould—particularly important for vulnerable residents as colder months approach.
